Your home is your most important asset, and your roofing system is what keeps everyone in it safe. If something goes wrong and you’re in need of a new installation or roofing repair, wouldn’t you want to be able to call a home improvement company you can trust?

Replacing a roof isn’t as exciting as a kitchen or bath remodel, but it’s a considerable home improvement investment. A new roof is a once, maybe twice, in a lifetime purchase, so many homeowners aren’t too familiar with the process, the latest roofing shingles or even how to choose a roofer. We encourage homeowners to ask these important roofing questions!

1. How do I know for sure I need a new roof?

Older roofing shingles and wood shakes typically have a 15- to 30-year lifespan depending on the shingles’ quality, the location and tree cover of your home, and how well the roof was installed originally. Direct sunlight, weather/wind, and poor roof deck ventilation are rough on Bay Area roofs.

2. If I see any of these roofing warning signs, are we talking repair or total roof replacement?

This depends on whether the roofing shingles are past their prime or the original roofing contractor installed part of or the whole roof system improperly. Perfectly good roofing shingles can be repaired if the damage hasn’t affected their integrity. If your roof shingles are old and decaying, it’s economically smarter to replace the entire roof.

3. How much does a new roof cost?

Several factors go into determining the cost of your new roof. They include the quality and professionalism of your roofing contractor; the brand, type and grade of roofing shingle you select; the size of your roof and the shape and slope of your roofline. Don’t choose a roofing contractor on cost alone. Price is a factor, but not the only factor you should consider. Quality roofing material and contractor workmanship have value. Hiring the cheapest roofing contractor could cost more in the long run when you consider the cost to repair sub-par roofing and the damage it causes. Get a roofing estimate for an accurate idea. 4. How do I know what type of roofing shingle is best for my roof and my budget?

This is a roofing question where aesthetics and finances come into play. Not one roofing shingle manufacturer compensates WilliamsRCI Dev. to promote their products. Having been in a roofing contractor for many years, we can recommend without hesitation Certain Teed and GAF asphalt shingles. For the vast majority of homes on the Southeast, these roofing shingles deliver the best value for the money and look for curb appeal.

5. Will I have to replace gutters and downspouts at the same time?

If your gutters and downspouts are in good shape, our roofing contractors will work around them. To avoid damaging them, we don’t remove and reinstall them once your roof is complete. We also use ladder gutter guards to avoid damaging your gutters. If your gutters are in relatively good shape, but need minor repair, we can provide this service too. 6. How long will it take a roofing company to install my new roof?

Of course there are variables that affect all roofing projects, like weather, whether or not there is a second layer to remove, and more. But typically, WilliamsRCI's contractors are completely finished with your new roof—from removing the old roof to clean up—in three or four days. Three crews are involved—roof removal, roof installation and gutters. Roofing vendors deliver sheeting and shingles. Our trained roofing contractors stay on schedule to coincide with two or three required city inspections. It takes a lot of coordination and the ResComInd company are pros.

7. Is there anything I need to do to before the roofer company starts?

Roof replacement and roofing repair is messy and noisy process. Consider going somewhere else for about two to three hours once roofing contractors start removing the old roofing shingles to avoid all the noise. Keep pets in mind too. There’s no way around it. But we do all we can to minimize hassle and inconvenience during the roofing process.

8. And what if my new roof leaks? Then what?

Manufacturer shingle warranties are now lifetime. Most manufacturers’ warranties are transferable to the new homeowners for a small fee. That covers the roofing shingles. 9. Should I repair or replace my roof

Property managers have four options when they discover flaws in their current roofing systems. Full replacement becomes necessary when over 25 percent of the roof is flawed. Or, a full replacement is ideal when managers want to utilize the latest technological developments in roofing systems and want a long-term solution.

10. What Type of Roofing System Is Right?

Roofing options can be extensive. Common types of roofing systems available in the current market include built-up roofing (roof layers are built up and bonded together); tapered insulation roofing systems (prevents standing water and is ideal for flat roofs without adequate slope); TPO roofs (are fire resistant, flexible and extremely durable); and single ply roofing (delivers exceptional weatherability over the long term).

11. Does Geography Impact Roofing Options?

The geographic location of your building plays a significant role in your roof choice. Buildings in the South experience differences in annual rainfall, wind velocity, and potential snowfall than structures in the Northeast, for instance.

Aside from weather, the direction your building faces and its roof orientation play a pivotal role in the roof system you can optimally use. Roofing experts conclude that with each building hosting unique geographical factors, a single roof system will not meet the varying needs of buildings across the country.

12. Are Energy Efficient Roofs Available?

Green businesses, especially, are more likely to be keen on using an energy efficient roofing system. Property managers may even be required to ensure their roof meets ENERGY STAR criteria. Energy efficient roofs, like reflective roof systems, make it easier to save expenses. Increasing insulation in the roofing system is an alternate method to help meet energy goals.
